Laser Scanning for Saks Fifth Avenue Redevelopment at The Fashion Mall at Keystone.

Laser Scanning for Saks Fifth Avenue Redevelopment at The Fashion Mall at Keystone.

Introduction

The Fashion Mall at Keystone is set to undergo a major transformation with the closure of one of its anchor stores, Saks Fifth Avenue. Simon Malls has unveiled redevelopment plans aimed at enhancing the mall’s appeal as a premier shopping destination. The project will introduce new retail spaces, dining experiences, a modernized exterior, and a new building, One Keystone Crossing, with 100,000 square feet of office space. The project also includes an outdoor plaza with green space. This case study explores the role of laser scanning in facilitating the efficient and accurate planning of this ambitious redevelopment.

Project Scope and Objectives

The primary objective was to provide a detailed and accurate 3D model of the existing Saks Fifth Avenue store and surrounding areas, specifically the exterior façade and roof. This model would be crucial for planning the redevelopment, ensuring precise documentation of current conditions, and aiding in the design of new structures since a portion of the existing building will be used for the new development. The scope included:

  • Scanning the entire Saks Fifth Avenue store.

  • Capturing the adjacent areas, including the proposed site for the outdoor plaza and One Keystone Crossing.

  • Providing comprehensive data for the design and construction teams.

  • Providing a high detail rendering of the existing façade and roof.

This workflow ensured that all necessary details were documented accurately and efficiently.

Reason for Laser Scanning

The use of laser scanning was essential for several reasons:

  • Accuracy: Laser scanning provides precise measurements, capturing even the smallest details of the existing structure. This accuracy is critical for designing the new retail and office spaces.

  • Efficiency: Traditional methods of measurement would be time-consuming and prone to errors. Laser scanning is much faster, reducing the time needed on-site and accelerating the planning process.

  • Documentation: An accurate 3D model serves as a reliable record of the existing conditions, which is invaluable for architects and engineers during the design phase.

  • Visualization: The 3D model allows stakeholders to visualize the proposed changes, facilitating better decision-making and communication.

Execution

Time on Site

Two MAPP3D professionals conducted the laser scanning in one day using a tripod-based scanner in concert with a handheld scanner. This rapid turnaround was essential to meet the tight timelines imposed by the upcoming store closure and the start of the redevelopment project.

Data Processing and Modeling

The resulting point cloud was meticulously registered and cleaned. This was likely the most challenging part of the project. Saks 5th was full of mirrors. Mirrors cause phantom objects, – walls, ceilings, floors, etc. due to the reflection of the laser. These phantom objects had to be identified and deleted to maintain the integrity of the resulting 3D BIM model.

The captured data was processed and converted into a detailed 3D BIM model. This model included all architectural, structural, and MEP (mechanical, electrical, plumbing) elements, providing a comprehensive view of the existing conditions. The processing and modeling phase took two weeks, ensuring the design team had accurate and up-to-date information.

Accuracy and Efficiency

The laser scanning provided an accurate and detailed 3D model in a fraction of the time it would have taken using traditional methods. This efficiency helped keep the project on schedule and within budget.

Enhanced Planning and Design

The detailed model facilitated better planning and design, allowing the architects and engineers to identify potential issues early and make informed decisions. The accurate documentation of the existing conditions helped streamline the design process and reduce the risk of costly errors and rework.

Improved Collaboration

The 3D model served as a single source of truth, improving collaboration among all stakeholders. This unified view ensured that everyone had access to the same accurate information, enhancing communication and coordination.

Cost Savings

By providing precise data quickly, the laser scanning helped reduce overall project costs. The early identification of potential issues and the reduction in rework saved both time and money.

MAPP3D's laser scanning services played a crucial role in the redevelopment of The Fashion Mall at Keystone. The accurate and detailed 3D model provided the foundation for efficient planning, design, and construction. This project highlights the value of advanced laser scanning technology in large-scale redevelopment projects, ensuring accuracy, efficiency, and cost savings. As the mall prepares to welcome new retail spaces, dining experiences, and office spaces, the detailed documentation provided by MAPP3D will be instrumental in realizing Simon Malls' vision for a premier shopping destination.
